Missed payments, defaults, CCJs, arrears or a discharged bankruptcy do not have to end your plans. Specialist lenders look at your story, not just your score.
We check lender criteria before anything is submitted, so you are not collecting more declines and more credit searches. Free assessment, and our £499 fee is only payable when you have a mortgage offer.

One short form. A specialist reviews your situation and calls you back.
Lenders treat each type of adverse credit differently. Here is a realistic view of where you are likely to stand.
The most common issue and the easiest to place. Isolated missed payments on non-mortgage credit are often ignored entirely by specialist lenders, and mainstream rates are sometimes still available.
Placeable at any age. Settled defaults over 12 months old open up a wide lender choice. Recent or large defaults typically need a 15% deposit or more.
Satisfied CCJs are viewed far more favourably than outstanding ones. Options exist even with a live CCJ, though deposit requirements rise.
Mortgage or rent arrears and historic payday loan use are both placeable. What matters most is how long ago they happened and how your payments have looked since.
Options begin from discharge, improve significantly after three years, and approach mainstream terms after six. Expect a larger deposit early on.
A low score alone rarely blocks a mortgage. Lenders assess actual payment history, so a thin file or a score dented by searches is usually workable.
No guesswork, no scattergun applications, no surprises on cost.
We review the type, size and date of every credit event, plus your income, deposit and the property. Nothing is submitted before this.
We check criteria across 200+ lenders, including specialists you cannot approach directly, and shortlist the ones you genuinely fit.
A packaged application with the right supporting evidence and explanations, so the underwriter sees the context behind the credit file.
We diarise your rate expiry and review it as your credit file recovers, with the aim of moving you onto mainstream terms.
Your initial consultation and eligibility assessment are free. Our broker fee is £499, payable when your mortgage offer is issued — never upfront. Lender and valuation fees, where they apply, are shown to you in writing before you commit.
Tell us what is on your credit file and we will tell you honestly what is possible — including if the answer is "wait six months and here is why".
