    Every Visa Route Is Treated Differently

    Lenders set their own rules for each visa type. Here is a realistic view of where you are likely to stand.

    Skilled Worker / Tier 2

    The most widely accepted visa category. With stable UK income and some credit history, mainstream rates are often available. Lenders mainly check the time remaining and whether the visa is renewable.

    Health & Care Worker

    NHS and care-sector workers on this visa are accepted by a broad range of lenders. Key worker schemes and higher income multiples can sometimes apply, depending on the lender.

    Spouse & Partner Visas

    Placeable, usually on the strength of the UK-based applicant's income. Where one partner lives abroad, fewer lenders will consider the joint income — we know which ones.

    Graduate & Student Visas

    Options exist where you have started UK employment, though choice is narrower and deposits are often higher. It improves quickly as your UK work history builds.

    New to the UK

    Arrived within the last 1 to 2 years with no UK credit file? Specialist lenders manually assess these cases, particularly with stable employment and a stronger deposit.

    Settled Status / ILR

    With indefinite leave to remain or settled status, most lenders treat you the same as any UK applicant — the full market opens up, including 5% deposit products.
